What Is a Commercial EICR?
A commercial EICR (Electrical Installation Condition Report) is a formal inspection and test of the fixed electrical installation in a non-domestic property. It checks the wiring, distribution boards, protective devices, earthing and bonding to BS 7671 (the IET Wiring Regulations).
It is different from PAT testing. An EICR covers the fixed installation; PAT testing covers portable appliances such as kettles, computers and tools.

Most commercial insurance policies expect a current EICR. Mention any specific reporting requirements when you request a quote so the scope matches what your insurer or managing agent needs.




Is a Commercial EICR a Legal Requirement?
For commercial premises, electrical systems must be kept safe under the Electricity at Work Regulations 1989. The law does not name the EICR specifically, but a commercial Electrical Installation Condition Report is the recognised way to demonstrate compliance , a written record from a competent person showing the installation has been inspected and tested.

The Regulatory Reform (Fire Safety) Order 2005 also requires electrical fire risks to be assessed and controlled. Most commercial insurance policies require a current EICR; without one, a claim may be challenged in the event of a fire or electrical incident. For commercial landlords, a five-year inspection interval, or change of tenancy, is the recognised standard.
