What Is a Domestic EICR?

A domestic EICR (also called an Electrical Safety Certificate) is a formal inspection of the fixed wiring in a home. It checks the fuse box (consumer unit), sockets, switches, light fittings, and the wiring behind the walls, against the UK wiring standard BS 7671:2018+A2:2022. EICR stands for Electrical Installation Condition Report.

It is different from PAT testing. PAT testing covers portable appliances; an EICR covers the fixed wiring of the home.

After the inspection you’ll receive a written Electrical Safety Certificate showing whether your installation is satisfactory. We’ll talk you through anything that needs attention, and for landlords we provide the certificate you need to give to tenants and the local authority. Any findings are graded by severity so it’s clear what (if anything) needs sorting.

A domestic EICR is useful for landlords, letting agents, homeowners, buyers and sellers. It gives a clear record of the installation’s condition and identifies any remedial work needed.

We can also pair the EICR with a check of mains-wired smoke and CO alarms under the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 in a single visit.

Is a Domestic EICR a Legal Requirement?

Yes for private landlords in England. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have electrical installations inspected and tested at least every 5 years by a qualified person. Landlords must provide a copy of the EICR to existing tenants within 28 days and to the local authority within 7 days on request.

The 2020 Regulations apply to all privately rented residential property in England, including HMOs whether or not licensable. Wales and Scotland have their own equivalent regulations; we work to England rules and can advise on the differences. For homeowners, a domestic EICR is not legally required but is recommended every 10 years, before a sale, or after major work.

Our electricians work through the installation methodically and record everything in a formal report. The inspection process covers:

Visual inspection of the consumer unit, sockets, switches and accessible accessories

Dead testing: continuity, insulation resistance, polarity

Live testing: earth fault loop impedance, RCD operation, prospective fault current

Verification of earthing and bonding, plus formal report production

After the inspection you’ll receive: a Schedule of Inspections, a Schedule of Test Results, the final Electrical Installation Condition Report, and a fixed-fee quote for any remedial works (separate from the inspection cost).
